If you're looking to sell or rent out your property, having a high Energy Performance Certificate (EPC) rating can help increase its value and make it more attractive to potential buyers or renters. An EPC provides information on a property's energy efficiency and environmental impact and is rated from A to G, with A being the most efficient. If you're thinking of letting your property there are now minimum EPC requirements for properties, speak to our property management team for further advice.

Here are some tips on how to increase your property's EPC rating:

Windows:

Installing double-glazed windows is an effective way to help reduce heat loss within your home and increase your property's energy efficiency. If you have the means, installing triple glazing can further reduce heat loss. Similarly, ensure your external doors (and postbox) are well-insulated and draught-proofed to prevent heat from escaping.


Boilers:

Upgrading to a more efficient boiler can help reduce your overall energy consumption as well as lower your bills. While a new boiler isn't always a cheap option, this can have a great effect on an EPC rating.

Heating Controls:

Installing smart heating controls such as thermostatic radiator valves, allows you to control the temperature of each radiator separately and reduce energy wastage. These are also great at keeping your home at a constant temperature which can stop mould from developing.


Insulation:

Improving your property's insulation, particularly in the loft and walls, can drastically affect your EPC in a positive way. As heat rises, this can help to keep heat inside your home and lower your energy usage. Additional to roof insulation, your walls can also be insulated to help retain heat, these combined can have a significant impact on your Energy Performance Certificate rating.

Low-energy Lighting:

Replacing LED bulb
Replacing any traditional incandescent or halogen bulbs with energy-efficient LED bulbs can help you use less energy and can last up to 25 times longer than the traditional counterpart. Switching out your bulbs is a relatively inexpensive and quick way to help you improve your property's EPC rating.

By implementing some of these changes, you can improve your property's EPC rating and make it more appealing to potential buyers or renters, while also reducing your overall energy usage and bills!
